1. About the building

 

Position:
The building is located in the 13th district (Ujlipotvaros), in proximity to the andrassy ut and the city park (Varosliget)

Traffic/Transportation:
Tram No 1, 1A, bus number 20,30, metro line M1

Supply:
Commercial supply of the Andrassy street. All basic and special services are within a walking distance.

Underground parking:

  • In the basement there will be car parks and storage.
  • Lights: erected on the ceiling with tube fixtures protected against water.
  • Entrance to the garage will be protected by a magnetic card.
  • CO register, automatic fire alarm will be installed for safety measurements.
  • Elevators and staircases go down until the -1 level.

The atrium:
In front of the building there will be a square with a garden, fountain and trees.

2. General description of the building

 

On a plot size of 746 Sq. m. will be built a building with a underground parking, ground floor, 4 floors and an attic featuring total of 24 apartments and 8 duplex apartments.

Functions:

  • Intercom.
  • Preparation for a central A/C system.
  • French kitchen.
  • Central satellite connection.
  • Central ADSL connection.

Mechanical supply:

  • The Building will have central heating and hot water system.
  • Each flat will have separated meters (cold and hot water, heating, electricity, gas).
  • Temperature of the flats can be regulated separately.
  • Bathrooms, Toilets, Kitchens to get central Exhaust system.

3. Planned in-house services

 
  • 24 hours gate - reception service, security and technical control.
  • 24 hours soft maintenance service.
  • The Garage and public areas will be protected with smoke detectors against fire.

4. Technical specifications of the apartments

 

Every technical specification will be formed by the investor and the constructor and can be seen in the Marketing Office.
The buyer may choose casing different from the basic design, for a separate remuneration.

4.1 Floorings
In the rooms: parquet floor.
In the bathroom, kitchen, and toilet, cold casing: ceramic tiles.
Shared outside areas: antifreeze, skid proof ceramic tiles, colors chosen by the designer.

4.2 Walls coating
Ceramic tiles – Zalakeramia or equal in quality.
Height of inputting: in bathroom and toilet 2.1 m
In kitchen: between 2 elements: 60cm

4.3 Surface configuration
On plastered wall surface - acrylic paint – shade according to designer decision.

4.4 Inner doors
MDF, white painted.

4.5 Front door of flat
Safety entrance door.

4.6 Outside doors, windows
Windows with insulated glass (acoustic and thermal), with powder coated fittings.
On the balconies: Fixed glass walls with doors.
Hand rails for Balconies: individually designed steel hand rails.

4.7 Equipment of wet rooms
Toilet, basin and sink – white clay – alfoldy made or similar.
Taps – KLUDI or MOFEM
Bathtub – Enamel.
Vanity top with wall hanged mirror.
Connection for a washing machine.
Water insulation to prevent leaking.

4.8 Kitchen
Basic fixed furniture from laminated elements with one basin stainless sink.
Prepared places & connections for built in oven, stove and fridge.

4.9 Heating facilities and utility hot water
central heating with separate meter in each flat.
Heaters: DUNAFERR radiators with normal valve.
Heating cables hidden in floor and wall.
Thermostat to be installed in each flat.

4.10 Electric electricity supply
The owner is to fill out and take the needed energy claims to ELMÜ.
Installation: copper cable in protecting conduit in wall or floor.
Fittings in Kontavill or of same quality in white color.

Sockets:

  • Kitchen 5 pcs
  • Bathroom 2 pcs
  • Living room 5 pcs
  • Each Bedroom 3 pcs
  • Lobby 1 pcs
  • Central satellite and ADSL connection is available (without fitting and subscription)
  • Two radio and TV sockets for flat are available.
  • Conduit for telephone, two sockets for flat without connection and subscription.

  • Each Bedroom 1 pcs
  • Lobby 1 pcs
  • Temporary light fixture (wire and bulb) will be installed in every room.

5. Possibilities for alterations

 

Upon request there is a possibility for the Purchasers to submit modifications regarding their own apartment if the changes
Do not effect the outside appearance of the Building,
Do not implement a lower quality standard in connection with the technical parameters and appearance of the apartments or the shared spaces,
Will not be a disadvantage for the next Owner of the Apartment nor for a third party,
Will not have an effect on the time schedule of the Project or the relevant contracts and/or agreements and/or effective laws.

Selection from the given collection:

The Purchaser can select freely from the given collection. The elements of the collection are at the same rate - no supplementary payment is required.

The following items can be chosen from the given collection:

  • Material of the finishes, skirting and tiling from sample collection.
  • Material of the parquet from sample collection.
  • Color of the inner doors from sample collection.
  • Different appearance of sockets from sample collection.
  • Different appearance of antenna and telephone plugs from sample collection.
  • Different appearance of the Kitchen built in furniture.

Available upon request:

The Purchaser can order equipments and materials from the given collection which vary from the basic execution in quantity and quality. The Purchaser can order extras from the offered variety. Supplementary cost to be charged to the Purchaser.

Items can be ordered separately:

  • A/C equipment
  • Alarm and fire alarm system
  • Bigger electrical capacity than the input (5,5 kW)
  • Different quantity of the electrical sockets
  • Different quantity of the antenna & telephone sockets
  • Different quantity of the built in furniture in the Kitchen
  • Gas cooker instead of electrical only for kitchens with natural airing
  • Installation of Rolling shutter with the roller shutter casing (exclusively a uniform type, produced and maintained by the same manufacturer, mechanically operated type is approved)
  • Gas supply / cooker

All demand concerning the possible modifications to be submitted to the Client. The Client to obtain the relevant approvals and opinions of the Design team and the Project Management and then make a statement on the changes.

6. Payment terms

 

Completion date: 30.06.2006.
