2. General description of the building

 

The building structure
Reinforced concrete pillar structure, monolith reinforced roofs, reinforced concrete supporting walls, reinforced concrete staircase core, with filling walling.

Filling walling
Made of Porotherm 30 N+F bricks, plastered outside and inside, with an average plaster of 8 mm. Th value is 4 hours.

Partitioning walls
Alba Orth solid gypsum made of sheets of 10 cm, gletted, painted.

Flat-partitioning walls
Walls between the corridor and flat: reinforced concrete and Alba Orth walling element.

Doors and windows
The external doors and windows are modern, airtight PANORÁMA PA-2000 plastic structures, with 4-16-4 heat-insulating glass, rubber profile compacting. K=1,3W/m2K
Internal sill of the windows: the external sill identical with the window material.

Roof’s flat window
Type VELUX GZL.

Interior doors
Lacquered white doors, with steel hinges. The interior doors of the flats comply with the OTÉK requirements.
In the designation unit the entrance door has a nominal width of 100 cm
The entrance doors of the rooms equal or bigger than 17 m2 have a nominal width of 100 cm.

Entrance doors
SOFA or equivalent type. Frame strengthened with steel plate. Security pad, with a multi-point band lock, fire resistance of 0.5 hour, hard to burn, acoustic value according to MSZ.

Lift
There is one lift for 400 kgs, 5 persons, make of Kone.

Surface
The interior walls are made without plaster, gletted, with dispersion paint. The façade brick-walls plastered from inside, painted with dispersion paint after gletting.

Floor cover
Laminated parquet in the rooms, and warm floor corresponding to the client’s needs. Bathroom, kitchen, other water premises feature 1st class enamelled ceramics.

Wall cover
Bathroom up to a height of 2 m, WC up to 1,2 m, between the upper cupboards 60 cm of tiles supplied by S&Co Kft. glued, with a decoration line for extra price. Tile size: 20/25 cm.

Terrace cover
Anti-frost ceramics made of 30/30 pieces, or high wearing-proof stamcrete patterned cover.
The cover of the roof terrace is embedded into basalt crushing with fake-stone sheets of reverse layers.

Insulating
The whole basement level – the plate base and the surrounding walls – are made of water-proof concrete.
The heat insulation of the top (roof) flats is THERWOOLIN ELF glass cotton placed among the beams, with a ventilated air gap of 10 cm, black 5 cm ventilated, with HUNGISOL-APP protection foil.
In the ground premises under the roof there is TEKTALAN heat insulation of 7.5 cm. For the sound protection of the living levels there is floated floor with a padding of 2 cm mineral cotton.
The building is high roofed, there is wooden beamed roof-support on the reinforced concrete structure, with tiles in beaver tail format. In the small curving sections there is scratched metal plate cover.

Water drainage
Hanging eaves, channel and tubes.

Facade
The front façade is partly covered with brick, the surface is coloured, with smoothed thin cover. On the yard facade there is smoothed plaster on the whole surface.

Terrace balustrades
Locksmith structure.

3. Internal machinery systems

 

Water equipment
Semi-porcelain sink of 55 cm, with warm and cold water taps (HANSA). Built-in tub, size: 160, enamelled iron plate, in white, taps, flexible manual shower, or 80/80 shower tray with taps. (HANSA). WC device with Geberit system, with support, flat flushing container. Washing machine connection 220 V, draingae. Mom optima standard cold water meter, 3 ”, 1,5 cubic meter/h.

Heating equipment
Warm water heating, closed system, with pump. Steel plate radiator according to planned size, DUNAFERR or VOGEL & NOOT KOMPAKT quality. Gas-based heating device, combined heating and water warming, closed burning area VAILLANT TURBOTOP PLUSSZ 202-5 E tip.
Cooling technique. Tubing of the split devices in the top flats. The devices assembled by the client, both the external and internal.

Ventilation within the flat
In the water premises (WC, bathroom) there is a local extracting ventilator. HELIOS ELS ventilator, operated with light switch.
The kitchens get permanent ventilation, through a central air channel. For the smell-extractors suckers above the kitchen stove – installed by the client – there will be gravitational conducts. There is a ventilation system at the garage level operated with CO sensors.

Material of tube conducts
Gas tube, black steel tube.
Water conduct: SUPERSAV red copper tube. Tappex type. Plastic pressure tube.
Drainage: branch conduct with PVC rubber-ringed padding, dropping conduct of KG-PVC.
Heating conduct: WIRSBO QUIK EASY plastic tube.

Chimney
Type SCHIEDEL Q30.

Electric network
The power consumption meters situated in the cabinets on every level. The distribution panels situated for every flat. The energy demand of the flats is assured from 3 meters protected with small automats of 16 A. The assemblies PRODAX ARCUS.
