1. About the building

 

The building is a residential building consisting of basement, ground floor, 6 stories and containing 70 flats.
On the basement level a hall garage shall be established for 38 vehicles.

2. General description of the building

 

Building construction
Column framework made of reinforced concrete, ceilings made of monolithic reinforced concrete, reinforcing wall made of reinforced concrete, heart of the staircase made of reinforced concrete with brick backing.

Brick backing
Made of Porotherm 30 N+F bricks, mortared on the inside and outside as well, with a mortar of app. 8 mm. Th-value: 4 hours.

Dividing walls
Made of Alba Orth rock gypsum boards of 10 cm, in plastered and painted design.

Dividing walls between the flats
The walls between the corridors and the flats are acoustic boards of 10 cm (10AK), + standard Alba Orth gypsum boards of 8 cm, with ISOVER technical felt of 5 cm between the two. The system performance is Rw=58dB. Th-value: 2 hours.

Windows
The outdoor windows are sophisticated PANORÁMA plastic constructions with high air tightness, with a 4-16-4 heat-insulated glazing, with gum profile insulation. K=1,3W/m2K
The inside windowsills are made of HELOLIT material. The outside windowsills are made of HELOTOP metallic plate.

Inner doors
White enamel door panel with door case made of steel.

Entrance doors
Type SUPERLOCK. Door case and frame of the door wing reinforced by steel plates. With check lock with multipoint locking, slow burning, fire safety: 0,5 hour.

Elevator
Two elevators with a capacity of 450 kg for 6 persons shall be installed in the building.

Surfacing
The inner gypsum walls shall be built without mortar, plastered and painted by dispersion paint. The brick walls of the façade shall be mortared from the inside, painted by dispersion paint after having plastered.

Flooring
Laminated flooring, or flooring according to the requirements of the costumer shall be laid in the rooms. First-class glazed ceramics shall be laid in the bathroom, in the kitchen and in any other wet rooms

Wall covers
Tile lining supplied by S&Co. Kft. – for an extra price with an optional ornamental stripe – shall be laid up to 2 m high in the bathroom, up to 1,2 m high in the toilet, and in a range of 60 cm between the lower and higher parts of the cupboard in the kitchen. Tile size: 20/25 cm.

Balcony flooring
Frost-resisting ceramic tiles with a size of 30/30 cm.
The roof-garden shall be covered by artificial stone plates with reversed layers, embedded in basalt chip.

Insulation
The complete basement level – the slab foundation and the external walls – shall be built together out of waterproof concrete. The ramps over the basement and the roof-garden shall be insulated by double-layer BITUTOP PV-4,2 plate against rainfall. The heat insulation shall be secured by extruded polystyrene plates. In the ramps TEKTALAN heat-insulation of 7,5 cm shall be built and mortared.
The heat-insulation of the loft flats shall occur by THERWOOLIN ELF glass-wool of 10 cm put in between the rafter, with black ventilated air gap of 5 cm, by HUNGISOL-APP protecting foil.
In the flats of the ground floor TEKTALAN heat insulation of 7,5 cm shall be built in under the ceiling. Floating floor shall be laid for the acoustic protection of the flats with a floating filling of 3 cm out of mineral wool.
The building has a high-pitched roof, with wooden rafter roof on supporting structure out of reinforced concrete, covered by plain roof-tile. The low-pitched parts are covered by scratched metal plates.

Drainage
Gutter with cornice and hanging gutter and downcomers shall be built.

Surfacing
The street façade shall be partially covered by bricks, covering with painted, smoothed thin mortar. On the garden façade there is smoothed thin mortar on the complete surface.

3. Internal machinery systems

 

Sanitary equipment
Half-porcelain wash basin of 55 cm, with cold and hot tap system (KLUDI LOGOMIX). Built-in bathtub of 160 cm out of enameled iron sheet, in white, with tap system, with flexible hand-shower, or shower in a size of 80/80 cm with shower tap system (KLUDI LOGOMIX). Toilet with console in geberit system, flushing box with press plate. Connection for washing machine: 220V, outlet installed. Mom optima standard cold water-flowmeter of ¾ ”, 1,5 cubic meter/h.

Heating equipment
Closed circuit hot-water heating with pump. Flat radiator out of steel sheet in the size according to the plan, in DUNAFERR or VOGEL & NOOT KOMPAKT quality. Flat heating equipment with gas operation, combined heater and water heater, type VAILLANT TURBOTOP PLUSSZ 202-5 E with closed combustion space.
Air conditioning. In the loft flats the pipeline of the split equipment shall be installed. The outdoor and indoor equipment shall be installed by the customer.

Flat ventilation
Local extract fans shall be installed in the wet rooms (toilet, bathroom). HELIOS ELS fan operated by a switch.
The kitchens shall be constantly ventilated trough a central air channel. Gravity lines shall be installed for the foul-air flues installed by the customers above the stoves in the kitchens. A ventilation system controlled by CO-sensors shall be installed on the garage-level.

Pipeline materials
Gas-pipe: black steel pipe.
Water-pipe: SUPERSAV red copper pipe.
Sewage: Branch piping out of PVC with bush-sealing with rubber gasket, downpipe out of KG-PVC.
Heating: WIRSBO QUIK EASY plastic pipe.

Chimney
SCHIEDEL type Q30.

Electrical network
The wattmeters shall be installed in meter cupboards on each story. The distributing boards shall be installed within the flats in each flat. The energy consumption of the flats shall be secured by 3 pieces of cutouts of 16 A. PRODAX ARCUS devices.

Low power
Installment of protective pipes for the telephone network, wiring. Operation of the entryphone, connection with the reception. Installment of protective pipes for the cable television.

4. Terms of payment

 

Completion date: August 2005.
